About Us
Sixth Sense Equity is a real estate investment firm based in Virginia. We partner with investors to acquire multi-family and other commercial real estate properties, add value, and create passive income from them.
We seek to limit risk while maximizing potential returns for our investors. To do so, we relentlessly analyze markets and we pass on hundreds of opportunities to find the rare gems. To make our investment and management decisions, we use quantitative data, qualitative information and intuition, our sixth sense.
why
invest in commercial real estate?
Cash Flow
Commercial real estate provides monthly cash flow. Cash flow will increase as we grow revenue and optimize expenses.
Tax Benefits
Scalability
Unlike single family residences, commercial real estate is valued based on the specific asset’s net operating income. We can force appreciation.
Lower Risk
There are more renters than homeowners today and renters as a percentage of the population continues to increase.
How it works?
1. We Buy
Sixth Sense Equity finds the deals, negotiates the purchase and financing, and closes the deal.
2. You Invest
Accredited & Non-Accredited Investors become partners in the actual real estate.
3. We Manage
Our portfolio of properties generate monthly rental payments from our tenants.
4. You Get Paid
We pay out cash distributions quarterly or monthly to you, the investor.
